Deposit Requirement: A non-refundable deposit of $5,000 for a single lot or $3000 per lot for multiple lots must be submitted to the developer within 3 days of signing the agreement. Deposits are to be made payable to Southern Trails Development LLC and dropped off to Doug Ashy Building Materials, (Dawn B. Guidry) 4950 Johnston Street Lafayette, Louisiana 70503. Please include the lot number(s) in the memo line.
Closing Timeline: The sale must be finalized within 45 days of obtaining final subdivision approval and completing the act of dedication.
Mineral Rights: All oil, gas, and mineral rights will be retained by the Seller, with a restriction on surface drilling operations to protect the property.
Survey Obligations: If required by the Buyer’s lender, the cost of the property survey will be borne by the Buyer.
Closing Costs: The Buyer is responsible for covering all additional closing costs, including attorney’s fees and other related expenses.
